How does it work? Based on the results of the plot potential and a competition level survey, S.A.Ricci / King Sturge consultants prepare a land plot development concept.
At the earliest stage of work, our experts prepare and coordinate with the client an aggregated functional zoning scheme for the project.
Both the local experience of the Russian expert team, and the experience of the King Sturge experts in European and American offices are used. Project cases from other countries are adapted to Russian conditions. The aggregated project model is integrated into the transport scheme for the land plot approved by the authorities while taking into account restrictions in terms of the development scope and height. In the event of a design for compact built-up areas, our company is ready to attract independent experts in the sphere of solar exposure.
In practice, in the course of the approval of the preliminary scope of the area's development, it turns out that the most efficient is the immediate work with the authorities, the town-planning committees of the cities, and related institutions. S.A.Ricci / King Sturge experts’ experience suggests that for infill development in the historical centers of cities it is already possible during the first negotiation session to assess the existing restrictions on a project in terms of height, functions, the possibility of changes in the transport scheme of the land plot, and some other details that are important for project implementation.

Understanding an aggregated list of main project functions and key target groups of visitors develops into the following detailed vision: what groups of visitors can intersect and/or have intersecting public zones, and what groups requires compulsory separation into a separate flow. In the case of multifunctional projects, the elaboration of such details at the earliest stage allows us to lay the foundations for future commercial success. In the case of an office center the task is easier as it is possible to prepare a model plan for all the uppermost floors of high-rise buildings.
